Springside Hill is a masterplanned community that will offer a diverse range of low to medium density homes, with a genuine commitment to affordable housing, much needed community facilities and green, open space all within easy proximity to Kiama.
Springside Hill is a once-in-a-generation opportunity to meet the demand for affordable, liveable
homes, while growing thoughtfully, preserving the local character of Kiama and opening up new public
and community spaces.
It will keep locals local by reserving 25 per cent of homes for essential workers, first home buyers
and local residents. It will create jobs, improve infrastructure, and unlock Spring Creek to the
public with walking and cycling tracks for local residents.
Springside Hill will set a new standard for sustainability on the South Coast, by delivering an “off
the grid” sewerage and wastewater facility – the first in the South Coast – to recycle water within
Springside Hill, removing reliance on Sydney Water sewer infrastructure.
With easy access to Kiama, Springside Hill will deliver new places for this generation to live and
for the next generation to pursue education, recreation and commerce. it will achieve all of this
while protecting and celebrating the local natural environment.

It’s never been harder for our community to achieve the Great Australian Dream of owning their own home. As the population grows, too many born-and-raised locals are being priced out of the market. Kiama locals agree this is a problem, and that building more affordable, liveable homes is the solution.
In a first for the South Coast, Springside Hill will have a 25% guarantee – ensuring that homes will be set aside for essential workers, first home buyers, and local residents.
At least 5% of homes will be set aside for key workers including emergency services, healthcare and education.
At least 5% of homes will be set aside for first home buyers.
At least 5% of homes will be reserved for local buyers.
In partnership with Housing Trust, at least 5% of homes will be delivered for Housing Trust in perpetuity.
In partnership with NSW Government, at least 5% of the land value will be delivered for Community Housing.

Our area is growing. According to the NSW Government, the population of the Kiama local government area will reach 30,000 by the end of next decade, up from 23,000 today. As Kiama grows, so too will demand for affordable, liveable homes.
